Recently, we sat down with John, one of the property managers here at Braden Equities. We had the chance to ask him about his experiences in property management, the challenges that he faces day-to-day, and where he sees the industry headed. His insights are informative in a number of ways, but perhaps most importantly, they give us a first-hand account of the obstacles that are present in the modern world of property management, and how solutions are being found through new approaches and systems.
What is the most positive experience that you have had at Braden Equities throughout your career?
I’ve taken on several new projects since I have been here, with one notable property being Beaumont Place. We’ve taken it from being a low income to a high-income rental in very short time. This included the cleaning up of the property itself both inside and out. We’ve seen the building transform from something tired looking into something up-to-date.
What is a positive experience that you have had at Braden Equities in the last year?
Recently, we took on three properties from another management company that had not been well looked after. In six to eight weeks we’ve cleaned the building up and increased the income for the new investors. On the other side of things we have cared for the tenants, and managed their maintenance needs, so that they have a better place to live.
What would you say is the single most important aspect of your job as a Property Manager?
There are always two sides to my job: making sure that the owner’s assets are well taken care of, and ensuring that the property is well maintained for the tenants. Both are equally important, and I make sure that each responsibility is given the care and attention that is necessary to satisfy everyone involved, so that at the end of the day I can hang my hat with a sense of accomplishment.
Can you give us a rough idea of the scale of some the properties that you manage?
I personally manage eight commercial and fourteen residential properties at this time. They range anywhere from 90 units for a property called Bridgeport, to an even larger place like Park Ridge with 126. The most major of our current properties has over 280 units, and we have another coming up that is going to be close to 400, so our capacity as a property management company is extremely healthy.
